Onboarding Invoice Issued & Paid
Same day as signing · Paid before step four
The invoice goes out the moment the agreement is executed, and this one is worth being direct about: our team does not mobilize until it's paid. Onboarding is real labor, real travel and real inventory spend, and we front none of it. Payment is what releases the crew, the walkthrough, the immersion stay and the photographer.

Pre-Onboarding Walkthrough
Within days of closing · Half day on site
Before we onboard, our team gets in the door to see exactly what we're working with. This visit is about facts, not impressions — we leave with a written punch list and an order list, so nothing gets discovered on launch week.

On-Site Immersion & Full Onboarding

We stay in your property. Not a walkthrough — an actual overnight, because the only way to know what a guest will experience is to be the first guest. We sleep in the beds, run the showers, cook in the kitchen, fire up the hot tub, and find the problems before a paying guest does.

Photography gets scheduled only after the house is fully staged and the punch list is closed. Shooting early is the single most expensive mistake in this business — the photos are what set your nightly rate for the next three years.
